Its advisable for first timers to start below the suggested rate because your profile is new and has either few or zero reviews. As you get more reviews, you gain more guests and other credentials

As a host, you have an option to post photos to show off the unique features your property has. You should select the most appealing amenities for your listings so as to capture the attention of other users/buyers. Some of the common things to list in the amenities section are safety measures for the home, security, extra rooms etc.
