The first step is to apply for memorandum of a lease agreement at the land board using the plot certificate
A copy of the lease agreement will be issued
Engage the services of a land surveyor to perform a survey of the land.
The surveyor will submit records to the Department of Surveys and Mapping for examination for approval.
The owner collects the diagrams once approved from the surveyor.
Take the documents to the Deeds Registry for the registration of title.

Landowner who has no Title
Official fees according to the Land Title Act.
(In Kenya Shilling).
For every document presented for registration : 500
For every notice (excluding notice given on registration of a caveat) : 500
For acceptance of an affidavit : 500
For correcting errors or supplying omissions in the register : 500
For every personal search : 1000
For every personal search : 500
On appeal to the Principal Registrar from an order refusing to register a document : 500
For attendance by any officer of the registry at a place outside the registration office (per day or part thereof of the absence from the registry and the expenses incurred) : 2500
On resubmission for registration of any document previously rejected because of an error thereon or for failure to comply with any prerequisite of registration (per document rejected) : 500
For every copy of a registered document or abstract of titleWhere the number of pages or folios does not exceed five of such pages or folios : 200 per copy
Title deeds in Kenya are only valid if they were acquired according legally
No specific processing time period.
Before application of land title deed ensure the land has beacons. The owner will fill a form requesting for beacon showing.
The District land officer will relocate the beacon then inform the owner to come to be shown the beacons.
Name, address and description of claimant.
Declaration as to ownership.
How ownership was obtained.
Situation of the land in respect of which the claim is made.
Is the land in physical occupation, and, if so, by whom?
Is the land cultivated?
Is there any mortgage thereon, and, if so, to whom and to what value and of what date?
Are there any and, if so, what rights in, over or upon the land other than the claimants
Need for the Document
A Land Title Deed is a legal document showing evidence of ownership of land. In Kenya Land Title deeds are issued by the Deeds Registry under Ministry of Lands.
